Where I live the county taxes are all about property evaluation.....not what you're doing with it..... If your building and land is worth $100,000 then it's taxed accordingly.....no matter if you made a dime on it or not. Ending the business (at least here) won't do a thing for you....unless one sells the property! I'm glad I'm not a business owner, they really do screw with everybody. My buddy has his own business, he is always thinking about just throwing in the cards. Not only taxes, his bank restricted his credit, his business amex they lowered his limit even though had never had problems paying. They bend you over every time they get a chance. When I did my little fishing reel business I maintained no inventory, bought used machinery so there was no assets. Paid the sales taxes up front on all materials. And only charged labor. The crap I did collect taxes on and had to pay the state for was BS. I have to fill out five friggin pages of crap to send these jerks $40???? Then they want me calculate use tax. Not to mention all the rest of the BS going on. I will say this though. With the right CPA you can conduct business in any state at any level. I have a good friend that showed me the way to balancing the books so there was near zero profit reported. Deduct everything, document everything, keep all the receipts, There are plenty of way of making a decent living and not owing jack or very little to the feds and state tax collectors. All legal too. what lots of CPAs seem to ignore is using qualified retirment plans as a way to shelter money prior to expensing everything off. with the advent of the ROTH 401(k) the finger can be given to the IRS later in the form of tax free income wihich doesn't come with RMD reqs and which can also be stretched like the traditional IRA. | |||

Little torqued up, but blood pressure is near normal today. Now, when I make a appeal to the arbitrary assessment, I have to appear before the Board of Equalization (Three members) and the Tax office tells me that three of them will be appearing. Is this rational? Why would it take three tax assessors to present their side? And..I suppose they are all going to get overtime..which of course comes out of taxpayers pockets. | |||

don't know what the laws there are, but here they have to show the value of the property by showing sales of similar properties in the area. thus it prevents them from valuing a property for a million when everything like it is 2 bucks. flip side is that then 1 property gets sold for an unreal sum they get to raise the chit out of everybody, repairs to this system include a suitable amount of high explosives | |||

I made my first appeal and all I learned was that it was their game and I didn't know the rules.....and I was certain that they had over appraised my property.....so for the second appeal I went to the bank and asked who they used to write appraisals upon which they made loans.....and then I went to one of those guys and paid him ($300) to write an appraisal on my property and took that certified appraisal to the courthouse and asked the simple question....why is this appraisal so much different from the tax appraisal.....and (are you ready for this?) they lowered my appraisal 80%.....yes the county appraisal was five times the appraisal that was done by a Nebraska certified appraiser..... In Washington state. We have an annual inventory tax (state) We have Personal Property tax (county), delclarations must be filed yearly by April of each year. We have a destination tax for in state retail sales (state) Sales levels are reported to the State on a monthly or by the quarters depending on the size of the busniess, and payment is required at that filing. Also IF you close a business down, the County requires that you pay ALL of the PERSONAL Property tax within 30 days. If the machinery used to make the Sound Metal parts is not owned by Mr. Weibe, he is simply buying finished product and inventoring it, then he is liable only for the inventory, not the Personal property of the equipment used to make it. Who every OWNS those machines has to pay the Property tax on them. If the State or County does an aduit they can go back for only a 7 year period, to collect taxes If you do the paperwork correctly for the county or state and file in a timely basis no problem. Jim, My tax accountant recently told me that the Dept. of Revenue can ask for records as far back as you've been in business. They had "requested" records from a client from 30 yrs ago. I'm not sure how legal this is, but I suppose it's up to you to hire an attorney to find out. I was last Aduited by WA Dept of Rev. in 1994, and LeeRoy in 1995, they only wanted to see 7 years of records. when I talked to our old friend Maurice in that same time frame as he was being aduited, again they only wanted 7 years worth. It very could be a case by case basis of just how much money are they going to get vs how much time they spend on the aduit. Have been lucky enough to not have been bothered by the County as of yet, but have declared the personal property for a number of years. I even went in one year and had them update the machinery list so we could track the three machines I owned of the same make and model. Duane, Here in Indiana - those three "review board" members are made up of one Democrat, one Republican and an Independent. Knew a fellow who sat on it for a year, he said it was unbelievable to see the different assessments, especially those that had a "winning" political sign out in front of their place in the last election, known associates, etc. | |||

As our private economy continues to slow, governments at all levels--local, county, state, and federal will all be scrambling for revenue. Why do you think the so-called Health Care bill included funding for 16,000 new IRS personel? The governemnt employees are really working hard to collect all they can so they can retire in their early 40's and collect unbelievably generous pensions for ever, along with free medical care and a whole host of benefits that virtually no one in the private sector gets unless the EARN it themselves. We've got to face the facts: Our governemnts are going broke. I expect to see a collapse in the bond market real soon, and when no one will buy municipal or federal bonds the real fireworks will begin. I advise everyone to store some food.
