I am building a lodge on my ranch. It is an 1800 sq. foot lodge. Would anyone be interested in swapping labor/materials for hunting? The ranch is 1000 acres, high fenced. The majority of it is very rough country. I have Aoudad, Red Stag, Whitetail, Axis Deer and very few Mouflon. Also have a decent number of Rio Grande Turkeys. I need 1. Insulation (installed) 2. HVAC (a complete new system, not used parts) 3. Metal roof and siding installed (very simple gable roof 8/12 pitch, no valleys or any complex cuts. The entire house will be Mueller R-Panel) Any sort of combination offer will be considered. I have no problem paying for materials and swapping labor for hunting, or swapping the entire job. The house is completely framed, and ready for roof/siding. Anyone interested, send me an e-mail and we can discuss the terms.

Hey Wendell whats the deal you don't need Plumbers and Electricians? I'm an Electrician my brother is a Plumber, I also build barns and metal buildings let me know what you are looking to do and what you want to trade for and I'll take a look at it.

Plumbing and electrical is easy, so I do it myself. If you want to tie the electricity in to the pole, I will let you! Or if you want to tie the plumbing into the existing septic tank, have at it. See I saved all the fun jobs for someone else! I will send you a PM about the rest.

Being in the construction business, I get offers along this line every once in a while. I once had a guy offer me a Cougar hunt in return for doing a renovation for him. I turned the offer and the job down, because I knew he was a scumbag and when his turn came to deliver, he wouldn't . The point being, if you mkae a deal like this, you have to know the other party well enough to trust them, and that ain't always easy. Griz, That is a great point, which is why any deal I make with anyone comes with a cash option instead of the hunt. 1. We agree on the hunt. 2. We agree on an alternate price should the hunt not be conducted. 3. You may choose which option you can accept. Something like this. You can do this job in exchange for hunting XXXXXX. If the hunt is not done, or can not be done, I will pay you $XXXX for the work done. This is the fallback plan that assigns a dollar amount to the work done. Nobody will wind up feeling cheated and everyone has a choice and an "out" before going in. Maybe the guy providing the labor gets hurt and cant do the hunt, maybe something happens to me and I can not provide the hunt that we agreed upon. Maybe his wife leaves him and he needs cash, maybe his truck needs a new engine. Maybe my Mouflon get rabies and their horns fall off (Ok, not likely, but you never know). The list can go on and on. I have no problem providing the hunt, but there needs to be a good solid plan to fall back on. One that everyone agrees upon before hand. That way, there will be no disappointments.

A mouflon's horns fall off when it get rabies? Doh! That explains everything...

No, that was just an extreme example of a well laid plan falling apart. I do not forsee any horns falling off.

Hey Wendell, I'm a construction manager, and I'll gladly GC the project for you. I suggest we use a "cost plus red stag" contract with an axis deer bonus for early completion. ____________________________________________ "Build a man a fire, and he'll be warm for a day. Lhook, Forward your resume to me. The competition is pretty fierce right now for this position. I currently have an arrangement with a guy where I give him $10/week, a case of beer and a bag of tobacco. I am considering giving him a raise. But that is not set in stone just yet. He is a pretty nice guy. I think you met him at DSC and have talked to him on the phone a few times.

I hope that wasn't a shot at Wendell. He's somebody that I'd have no problems trusting....

Wendell, I will negotiate and draft the AIA A121CMc contract for use with Lee, complete with all Owner protections, including per diem liquidated damages for late delivery, for a mere one red stag. Mike Wilderness is my cathedral, and hunting is my prayer.

Cold Bore, thanks for the defense, Griz doesn't know me, and in general, he has good advice. I got screwed on a swap once, just because I trusted the guy. I provided a hunt, and he didn't live up to his end of the bargain. Left me a voice message saying he couldn't provide his agreed swap. Oh well, I wasn't too torn up over it, I didn't want to spend another minute with that idiot anyway. Live and learn. That is where I came up with the "back up plan". Mrlexma, Hmmm, I did not recognize all those capitalized letters. I looked it up in my "Spanish to English" dictionary and didn't find it. This is Texas, we don't use those letters down here unless they form some sort of hispanic word that means "you get paid on Friday." Anyway, I think you and Lee are in cahoots.

Wendell, Just so we are all on the same page: Mike is the owner's representative, I am the construction manager, and the engineering has been completed by a third party. I did not include liquidated damages in my original quote, but they can be easily incorporated. Due to the increased risk I would like to add a tahr hunt for two in New Zealand in addition to the axis deer for early completion; I am willing to concede one wild hog to be hunted at the West Camp of the Pitchfork Ranch for each day the project is extended beyond its scheduled completion by actions and/or circumstances which were in my control. ____________________________________________ "Build a man a fire, and he'll be warm for a day. Wendell- I'm and arbitration specialist so when this project goes sideways with all the different contractors involved and the judge calls for arbitration I can lend a hand for a nominal fee. Say an all expence paid hunt for game on a two week time frame. I can go ahead and schedule that now to save time on the front end. Of course my retainer fee would be an extra weeks hunt. PS: Don't worry about the unions cause for a couple more weeks hunt I can get them on your side! The only easy day is yesterday!

Be careful, Wendell, or this project will follow the usual sequence of nearly all construction projects: 1. Planning 2. Design 3. Construction 4. Mediation 5. Arbitration 6. Litigation 7. Foreclosure 8. Bankruptcy Mike Wilderness is my cathedral, and hunting is my prayer.

Only if we plan it properly. How does Mike and Lee's Red Bluff Ranch sound? We could even use Wendell as our booking agent. ____________________________________________ "Build a man a fire, and he'll be warm for a day. Wendell, I would be glad to your architectural drawings and pull your material take offs. I can then prepare the request for quotations and select and qualify your bidders. All this in exchange for a little old gold medal red stag. For an Axis and Red Sheep, will consider reviewing your construction schedule and offer expediting services to meet your just in time on site material demands. Hope this helps.

And if you need concrete, then we can really talk. My cousin Vinny can really help on this one. His prices are real good, well good, Ok not good at all but he does promise to be late and the concrete may be a little on the moist side. BTW, how big is that ranch of yours?

Wendell, I am shocked and offended. BTW, given that "high seat," I have to ask, do you carry liability insurance? May I suggest umbrella coverage? Or at least parachute coverage? The deal is off, anyway. That mobile home on stilts would require me to re-zero my .22-250 from 25 to 50 feet, and move up to 55 grain bullets, which as a purist I just will not do. I will, however, work for food. Mike Wilderness is my cathedral, and hunting is my prayer.

Then the project is sold, by the receiver, for a fraction of its cost, and the process repeats itself, until someone buys it at a cost, where it can operate economically. I see that the code review required a secondary path of egress from your elevated lodge. I might suggest that you not occupy the "building" during high wind events. cwilson A well requlated militia, being necessary to the security of a free state, the right of the people to keep and bear arms shall not be infringed - 2nd Amendment U.S. Constitution

The actual view is probably better from the lodge than the trailer on the pole! I built the lodge on a bluff overlooking the river. It is about 80-100 feet above the bottom fields. Just to be clear ... the trailer on the pole was a joke, I still need some jobs to be done!
