Going to "close" on a new place in Texas

I already have a nice 60 acre place in East Texas, but as I and my two boys matured, along came 6 granddaughters. The sixty is very nice and even has a great camp site, but if we all are to be able to hunt safely, we will need more room.
Two weeks ago I came across a little more than 200 acres about 10 miles North of Jefferson. It is surounded by paper company property that is leased, but the hunter density is low. Additionally, the North end has a substantial hill (covering about 20 acres) that is probably over 100 feet in elevation, yielding significant protection to anyone on the new place. The whole West side boundary is Cypress Bayou and runs theproperty line about 1-1/8 miles North to South.
The East-West width ranges up to almost a 1/3 mile.
During these times that are being called 100 year draught, there are 2 flowing artesian springs. These are flowing more water than the bayou!!
Last weekend, a neighbor shared some game trail pictures from just North of our place. There were a few very large bucks.
All of us are chomping at the bit to get out there when the deer season opens.
Hope everyone else has opportunities that will be at least as good as our will be.

Every body needs a hill like that they make great back stops for the rifle range.

That sounds like an OUTSTANDING piece of property!! The artesian wells alone will make it worth every penny you spend on it.
