Anyone interested in a Texas Ranch Lease?

I have a friend that is looking to lease his ranch to 1-4 people. This ranch is 10,000 acres and is located just outside of Post Texas which is in North/West Texas. This ranch has not been hunted much at all in the last 4 years, due to Shell putting in some windmills. The only hunting on this ranch in the last 4 years has just been the manager hunting who has only hunted for Aoudad there. So, the hunting should be very good on this ranch and the quality of game is excellent according to him.

The ranch does not have any house on it, and hunters would either have to take their own camping equipment or they could stay in the town of Post, which is only about 15 miles from the ranch. There are motels and resturants in Post. This would also be about an hour drive from Lubbock.

The ranch also does not have any working blinds or stands, and the feeders are also old and probably do not work either. But the game is there! It is not high fenced and is free range hunting.

Hunting available on this ranch would be for Mule Deer, Whitetail Deer, Aoudad, Hogs, Bobcat, Cayote, Quail, doves and Ducks. The ranch does have around 5-6 water tanks.

The price to lease this ranch would be the average going rate in that area and is $5 per acre which totals to $50,000 per year as it is. So, if there are 4-5 guys that go in together it would be a great hunting place for several different types of game.

If one wants to put stands up, that is fine. If one wants to fix the feeders or put new feeders on the ranch that is fine as well. We can arrange to have someone fill the feeders for you if needed etc.

I have hunted in that area for many years. I assume that this is south or southeast of Post? Two dollars an acre is more typical. It would depend on how good it is in terms of quail habitat, and those high mesas where the windmills are located usually are pretty poor bird areas. The aoudads are atypical and definately a plus, however.

stonecreek, I personally do not know anything about the area nor the prices etc. and just passing along an opportunity for a nice ranch lease that a friend of mine is offerring. For anyone that is interested, I will be more than happy to give you his phone number for you to talk to about any and all details. Just from what I am told though, it sounds like there is excellent game quality and numbers. He is a a very good friend and would not tell me anything that is not true about the place. Who knows you might be able to talk him down on the price.
