After 31 years We are going to be leaving Virginia Within the year. It has grown way too blue for us, we are tired of cold, i have lost all my good hunting farms and we just ready to move on. We are conservative late 50 year olds with no children who own lots of guns hate government over reach and love outdoors. So focusing on hill country in Texas or northeast oklahoma. I have to have some hills flat flat willnot work for this mountain born boy. Anybody from or familiar enough with those two to pitch one over the other | ||

5th generation plus Texan. My grandfather used to say that you could tell an Okie a mile off, but when you got close you couldn't tell them a damn thing. I live on the Tx side of the Red River & have property in Ok. Cost of living can be less in Ok. but be aware of the state income tax & Ok taxes retirement. | |||

I don’t know if I ever make it to Texas but I am looking at Boerne cause my San Antonio friends said it is close to hill country and to San Antonio. I would like a place with axis black buck and whitetail on any property. Mike | |||

That is true. The days of farmers or ranchers just letting you hunt for free are long gone. That being said, some landowners can be good to work with for said lease. Some can't. I've dealt with both. The ones that I have issues with in the past had this common idea that even though I paid my money for the lease, their brother in law, etc. could show up at any time + hunt. One time on opening morning in MY stand. That was too much. Get it on paper; the handshake deal sad to say has become a thing of the past as well. Too bad. Never mistake motion for action. | |||

With rather limited experience in north-central Oklahoma (Payne County): most hunters I know either have a lease, property, or some type of personal connection to a landowner. In the 30 years since I've moved here, I had a couple deer leases and a duck hunting lease. I gave up the deer leases after I bought some property and the duck lease ended, sadly, when the property was sold. From just internet research it does seem like, there are quite a few leases available. The east part of the state does seem to have some hills, not necessarily like the hill country of Texas. We are also tired of cold and having a pool for only 5-6 months a year. Oklahoma does not seem so warm either.

I did see that as well. Limited a bit on numbers of deer as well. Though virginia is one of those states where i can kill 2 does a day for several months. Typically i shoot 15-20 deer a year.

jTEX looking st the map it seems most of your blue voting counties are along the Mexican border. Of course large metro areas are blue in most all states. Does the blue represent more about immigration rather than typical blue dumbass thinking, like killing babies, defunding police tearing down historic monuments....

Brent, all the border counties are blue due to a majority Hispanic population, the major metro areas hispanic/black and idiot yuppies......and California transplants. It wasn't too long ago that Texas was solidly democrat, back in the days when democrats were other than socialist/progressives. We actually had some pretty conservative democrats. Nowadays our democrats are a whole different ball of wax, baby killing, illegal supporting, gay glorifying, minority pandering , freebie wanting socialists......you know like the vast majority of democrats..... My parents and one brother live in oklahoma, pretty state and lots of good gunshops but almost totally dependent on an oil economy from what little I've seen. I live on the gulf coast, the bay fishing is great and I Can drive for all the rest. Hardly any public hunting in Texas or Oklahoma but In texas at least, finding a lease is not hard if you can afford it. South Texas is the most expensive, east Texas the least expensive We only get to kill 4 whitetail a year here though. The tags come on your license though, no having to draw or anything. | |||

That's true. Historically texas + all the south was Democrat. That's why they called it "The Solid South". But that was the old democratic party,lt truly helping the working man, not the new rendition of the 'free ride party'. We stayed Democratic until Nixon. That's when it all changed. JETEX and other Texans . . . I heard on Sirius (sp) radio the other day that someone was selling "Don't kaliforniate Texas" T-shirts. Guess they changed it slightly to make it PG rated. They also included the western states where it too late. SMALL native conservative population is easily overwhelmed by influx of "THEM". Good luck on finding a state to move to. | |||

Texas will turn blue. Even Texans go to the promised land at average age of 78.5. 30 percent of children under 10 in Texas are white. texas is already a majority minority state. All that should have zero impact of living in the hill country. Big states like big countries can have multiple regional areas. If you like a region live there. The hill country is awesome with axis, black buck and white tails. Pretty country too. Rest of Texas is pretty damn ugly - that will get me in trouble. It’s a good state to live. I would like to own a house there to live their for some part of the year. All my friends in Monterrey Mexico own houses in San Antonio. Also majority of houses I look at in Hill Country have taxidermy and often African taxidermy. No one is ashamed to hunt in the hill country. Mike | |||

TC, a couple of years ago I had a run of T-shirts printed with a pic. of an AR + the caption "Black Rifles Matter". We sold a bunch. My brother in law that has an RV repair center took some + couldn't keep them in stock. Lots of hogs here + deer if you can afford them + no snow except upon occasion. The killer here is the yearly increase in property taxes. I have to deal with the appraisal district in the morning + see why they think that my land where my home is out in the country has increased in one year from $7000.00 an acre to $44000.00. Geezuz. I thought our R.E. and school taxes that doubled 'round 2010-ish was bad. Has to be some mistake. $44K per in rural TX? Do you get a free curb, sidewalk and sewer, driveway and public water for free. Hmmm. Life itself is a gift. Live it up if you can. | |||

Nope, none of the above. I have a well + septic (that I put in with no help from the county). Also, the 5-acre lot next to me that I bought 15 years ago has no county road access. It is landlocked but I am being taxed as if I had county easement. I have protested it every year with no results in my favor. As to the assessment of my home in the country, they used comparisons of equal sq. FTG. but not in the country, in high dollar suburbs. It is crooked but they are getting away with it. If you do choose Texas, stay away from Williamson + Travis Counties. This used to be a great place to live but we are being taxed out of existence. Never mistake motion for action. | |||

Cb, You are so tight. When my daughter in law went down 4 years ago to contest their property taxes I so wished that she had a recorder in her purse as the agent told her flat out that we are increasing your taxes so that we can get "people like you" out of here + make this area into a new Lakeway. Excuse me?! People like you!? I have since found that there is a game plan to build a toll Hwy in the front of my property that will tie in HWY 29 eastbound traffic into south Austin. A great boon for the commuters but sucks for those of us who live here. + yes TCL, they are a big part of the problem here by inflating property values. Never mistake motion for action. | |||

No problem. As for the attitude of the tax board. That's reason for replacement. Are they voted in or appointed by the mayor? Price gouging is illegal. Not sure if townships are exempt or not. A simple and quick complaint to the Attorney General's office (takes about 40 minutes online) might ruffle some feathers or at least get an explanation. Next step would be to call a local TV News dept. They may find this to be newsworthy. Public pressure goes a long way if it can be found. Life itself is a gift. Live it up if you can. | |||
